Luxury vinyl plank (LVP) has fundamentally shifted how builders and designers approach modern flooring. Its ability to capture the authentic visual grain of natural hardwood while offering complete water resistance makes it a highly versatile surfacing product.
However, residential LVP and commercial LVP are engineered to meet vastly different performance criteria. Installing residential-grade LVP in a retail space will lead to premature floor failure, while putting extreme heavy-commercial flooring in a residence might result in unnecessary expense and a firmer underfoot feel.

Wear Layer Thickness and Mil Ratings
The clearest distinction between residential and commercial LVP lies in the thickness of the clear protective wear layer on top of the printed design image. Wear layer thickness is measured in "mils" (where 1 mil equals 1/1000th of an inch).
Residential LVP (6 mil to 12 mil): Engineered for normal household foot traffic, socks, bare feet, and light pet activity. A 12-mil product offers excellent scratch resistance for living rooms, bedrooms, and kitchens.
Commercial LVP (20 mil to 30+ mil): Designed to resist extreme daily foot traffic, heavy furniture, moving carts, and street grit. High-traffic commercial properties, such as busy medical clinics, office complexes, or boutique storefronts in shopping districts like Los Angeles, require at least a 20-mil wear layer to prevent heavy traffic paths from dulling the surface finish.
Core Construction: Rigid Core SPC vs. Flexible WPC
The internal core construction of LVP determines how the plank responds to impact, weight loads, and temperature changes.
WPC (Wood Plastic Composite): Common in premium residential LVP, WPC cores contain foaming agents that create a slightly softer, warmer feel underfoot. It offers superior sound insulation and comfort for residential living spaces, but extreme heavy static loads (like display racks or hospital beds) can leave temporary indentations in WPC.
SPC (Stone Plastic Composite): Standard in commercial applications, SPC cores combine natural limestone powder with stabilizers to create an ultra-dense, rigid plank. SPC is virtually indestructible, highly impact-resistant, and immune to heavy static furniture loads. While it feels firmer underfoot, it holds up perfectly under harsh commercial conditions.
Maintenance and Cleaning Protocols
Residential and commercial settings maintain floors using entirely different routines. Residential LVP requires minimal effort—regular sweeping and occasional damp mopping with a pH-neutral cleaner keep it looking brand new.
Commercial LVP must withstand rigorous cleaning schedules, high-strength disinfectant chemicals, and mechanical floor scrubbers. Commercial-grade coatings often feature ceramic bead or aluminum oxide reinforcement within the top wear layer to protect against harsh chemical cleaning regimes without peeling or yellowing over time.
Aesthetic Variety and Acoustic Performance
Design needs also vary between living spaces and business settings. Residential LVP emphasizes soft surface textures, bevel-edged planks that mimic natural wood, and acoustic comfort to quiet footsteps between bedrooms and lower floors.
Commercial LVP prioritizes seamless visual continuity, flame-resistance compliance, slip-resistance safety ratings, and high acoustic ratings (STC and IIC) to damp sound in busy open-plan offices or multi-family rental buildings.
Matching the wear layer rating, core density, and surface construction to the specific demands of your space prevents early wear and ensures long-lasting visual performance.
